A 27.5 acre heritage retreat estate near Bhogapuram, where you own a villa, return often, and let the resort do the rest.
There is a place a person dreams of by their forty-fifth year. A villa they own, with a pool a few steps away, a quiet dining pavilion, a wellness room they walk to in the morning, and a household that runs the place when they are not there. We are building it on the east coast, twenty kilometres from a new international airport, three hundred metres from the highway that connects two of India's largest cities. You own the land. You return for the retreat.

The pool, the pavilion, the slow evening.

Location
Kosta, on the new airport corridor.
The estate sits near Srikakulam, about twenty kilometres from the upcoming Bhogapuram international airport and three hundred metres from the Chennai Kolkata highway. Two of India's great cities, an hour each way.
Why this corridor
The airport is in active build out. The corridor is in a visible growth phase, with improved connectivity and a heritage retreat market that resembles Hyderabad's early second home moment, a decade earlier.
Ownership and yield
A villa that pays its keep.
The structure is simple. Buy a villa parcel at present value, take possession of a built villa, hand the keys to the partner hospitality operator when you are not in residence. The resort earns the room nights. You receive the share. The land appreciates underneath.

The developer
Built with patience, revived with care.
Layout permission was obtained in 2019. The development is fifty five percent complete with a convention centre, swimming pool, six cottages and a two acre primary park already in place. The hospitality phase is now active, with a 12 room boutique block, an open air dining pavilion, a spa pavilion and the Goshala under construction. East Coast Farm Retreat is being shaped around one philosophy: a heritage estate worth returning to, kept by people who care.
A retreat worth coming back to. A villa worth handing down.
